No Credit check financing option. Another financing option we offer to our clients is through Microf. Microf’s mission statement is to “Restore the Heating and Cooling Needs of the consumer with an affordable monthly payment.” They offer a flexible financial solution to buyers from a wide variety of credit backgrounds. The State of Missouri and the City of Columbia offer loan and grant options for low or moderate income property owners who need to make home improvements or repairs.
State of Missouri
Missouri participates in something called the Section 504 Home Repair Program, which provides 1% fixed interest rate loans to very-low-income homeowners who need to make repairs on their homes. The program also includes a grant option for very-low-income elderly homeowners who need to make repairs for health and safety reasons.
To qualify for either of these options, you must:
- Be the homeowner and occupy the house
- Be unable to obtain affordable credit elsewhere
- Have a family income below 50 percent of the area median income
- For grants, be age 62 or older and not be able to repay a repair loan

City of Columbia
The City of Columbia has a Minor Home Repair program that provides 0% interest loans to low-and-moderate income homeowners within the city limits of Columbia to perform minor home improvements, including HVAC repair.
Homeowners are eligible to apply for the repair program if they:
- Own and live in the home that is to be rehabilitated
- Reside within the city limits of Columbia
- Meet the Department of Housing and Urban Development (HUD) income limits
- Are not currently in bankruptcy proceedings
- Are current on their mortgage and real estate taxes
- Do not have more than $50,000 in readily available resources
